Grading a Lot So Water Moves Away From the Foundation

Every basement leak I have ever traced back to its cause, and I have traced a lot of them over two decades of doing this, ends up at one of two places: a gutter that dumps water right next to the wall, or a grade that slopes the wrong way.

The second one is the one I want to talk about, because it is entirely preventable and almost nobody checks it until the basement is already wet.

The two percent rule and why it gets ignored

Standard guidance calls for a minimum slope of two percent away from the foundation for at least the first ten feet, which works out to roughly a quarter inch of drop for every foot. Some codes want six inches of total drop across that first ten feet, which is close to the same thing. It sounds like a small number, and that is exactly the problem. A quarter inch per foot is invisible to the eye. You cannot look at a yard and reliably tell whether it meets this standard, which means most people never find out it does not until water shows up somewhere it should not be.

I check slope on every job with a simple line level or a laser, never by eye, because I have been fooled by my own eyes on this exact measurement more times than I want to admit. A yard can look like it is sloping away from the house while actually being dead flat, or sloping back toward it by a fraction of an inch per foot, which is more than enough to direct water at a wall over the course of a wet season.

Why fill settling wrecks grades that started out correct

A grading contractor can leave a job with a perfect two percent slope and have it fail within two years anyway, and the reason is almost always settling. Any fill placed near a foundation, especially backfill in the trench dug for the foundation itself, will settle as it compacts naturally over time, even if it was compacted reasonably well during construction. That settling is rarely even. The soil right against the foundation wall, where the trench was narrowest and hardest to compact with equipment, tends to settle more than soil further out.

The result is a shallow depression running along the foundation, sometimes only an inch or two deep, that is just enough to trap water and hold it against the wall instead of letting it continue moving away. This is why I tell every client to walk the perimeter of a new house about a year after move in, specifically looking and feeling for any low spot within the first few feet of the foundation, and to add fill and regrade that strip before it becomes a real problem.

Pushing back on the assumption that more slope is always better

There is a temptation, once someone understands that slope matters, to overcorrect and grade as steep as possible near the house. I do not recommend this. Beyond a certain point, usually somewhere around a 10 to 15 percent slope right next to a foundation, you start creating problems of a different kind: erosion of the topsoil in that strip, difficulty maintaining any plantings, and a slope steep enough that it is unpleasant or unsafe to walk or mow. The goal is the minimum effective slope, not the maximum possible one. Two to five percent for the first several feet, transitioning to something gentler further out, does the job without turning the area next to your house into a small cliff.

What downspouts have to do with grading that looks fine

A slope can meet every standard and still fail if a downspout is discharging directly onto that graded surface a few feet from the wall. The grading is designed to move a certain volume of water away over a certain area. A downspout concentrates the entire roof's runoff into one small point, which can overwhelm a properly graded slope during a heavy storm even when the grading itself is not the problem. Extensions that carry downspout water at least four to six feet from the foundation, ideally further, solve more drainage complaints than any amount of regrading alone.

Checking your own yard without hiring anyone

Run a hose at the base of the foundation during dry weather and watch, not glance, for a full five minutes. Water that pools or moves back toward the wall tells you everything a fancier inspection would. If you find a problem, it is worth understanding why the fix belongs to finish grading rather than a rough regrade, since the tolerances involved are too tight for anything less precise. And if the standing water is arriving from underground rather than off the roof, a properly built French drain is the next thing to look at, though I would still fix the surface grade first in almost every case, because a drain is meant to handle what grading alone cannot, not to compensate for a slope that never should have failed in the first place.
